Single Family Residences (SFRs)
The keys to a smooth permitting process:
- The most important goal in developing improvements on any site in Summit County is to design the structure to fit the site.
- The best service for anyone developing improvements on a Single Family Residential lot in Summit County is the Preliminary Review service. This service will identify at a minimum: site constraints, building envelopes, regulations, policies and practices by the County for the proposed type of development.
- The best time to submit for this service is before designing the structure and at least a full summer season before construction commences.
- Read the following literature on SFR Submittal Requirements:
- See the GRADING AND EXCAVATION MANUAL
- See Class 1 Development and Site Plan Development
- For Duplexes see a Planner for the applicable Class 1 process and zoning requirements and also the Duplex - Engineering website for code requirements.

All Single Family Residential (un-attached) projects for Summit County Government are reviewed by Stephanie Roller Bruner, Engineering Technician, for both Planning approval and Engineering approval under normal circumstances and in in accordance to the Summit County Land Use and Development Code (Code). Accessory Apartments, Caretaker Units, or for other special uses, Planner approval must be granted via a staff level review supplemental process. See Permits for all other Multi-Family, Commercial or Industrial type projects.
Building Permit Reviews are performed in conjunction with the Planning and Engineering Departments' approval of a Grading and Excavation Permit.
