SOILS REPORTS

A soils report, prepared by a professional geotechnical engineer, may be required depending on the location of your building site. These reports serve as a basis for evaluating foundation designs and are typically required for building in areas known to have potentially expansive, wet, or low strength soils. Subdivisions in which a soils report will be required are identified in the matrix. A “?” in the matrix means that a soils report may be required depending on where in that subdivision you will be building. If the space is blank, a soils report is not required in that subdivision. If it turns out that your project will be founded on expansive soils, the foundation will need to be designed and stamped by a structural engineer.
A soils report will also be required if you are using pressure-treated wood basement retaining walls, or if your engineer or architect has assumed an allowable soil bearing pressure of greater than 2000 psf.
